City Commission Accepts Tangelo Street Subdivision Plat

Plan Requires Special Exception From Minimum Lot Widths

As part of a busy agenda, a new subdivision plan was approved by the City Commission Tuesday on Tangelo Street. The site plan required a special exception to allow 50-foot wide lots instead of the 60-foot required by the designated zoning.

Under the City's comprehensive plan the site could have been zoned for Medium density development of up to 12 units per acre, allowing as many as 336 homes or apartments on the site. The site plan presented by Sloan Engineering on behalf of owners Kahler Family Trust, MOW Groves LLC, and Prince Storage LLC, requested only 106 single family home sites.

The 28-acre Planned Development Project, or PDP, is identified in city planning documents as the Tangelo Street Subdivision. It will include an internal 1.28 acre park and a trail system that will offer recreational opportunities. The park is oversized for the development, since standards call for only .41 acres of park. The trail does not count toward recreational requirements because it is less than 25 feet wide, according to a staff report.

The site will require vegetated buffers with both over-story and understory trees, and a wall or berm. Streets will be designed for connections to future grids as the area develops.

The project site is locaterd just south of Walmart and SR 60. Other new development is proposed for nearby sites, including the expansive Hunt Club development. Conceptual designs for that 234 acre site include townhomes and single family homes totaling 1,149 dwelling units.
