New Shopping Center Site Approved for US 27 in Lake Wales

Site at US 27 and Waverly Road Could Contain Mixed-Use Development

The property at the corner of US 27 and Waverly Road may become a mixed use development with both apartments and retail businesses under the C5 zoning approved by the Lake Wales City Commission Tuesday. The existing curved roadway at the bottom of this site is the proposed location of the Park at Lake Wales, with 480 multi-family units.

A fifty-one acre site has been approved for a potential shopping center construction by the Lake Wales City Commission at their Tuesday night meeting, but there are no immediate plans in place to develop the site.

This newly-annexed parcel at the corner of the intersection will be added to the larger parcel to the right fronting Waverly Road to create a possible mixed use development by owners 230 Lake Wales LLC.

A 9.37 acre parcel that had been outside the city limits was annexed Tuesday on first reading and added to the site, most of which had been annexed earlier. The annexation was requested last year by property owners 360 Lake Wales LLC. The group purchased the two parcels at a cost of over $2 million in 2011.

According to city planners who introduced the proposal, the site at the intersection of US 27 and Waverly Road is appropriate for the C-5 "Village Center" zoning due to its position adjacent to the arterial highway. That zoning classification permits a wide range of commercial uses, and may include residential units in a mixed-use development. Only preliminary discussions have taken place so far, according to planners.

The site lies at the southeast quadrant of the major intersection. The property just south of the site is already zoned for 480 apartments, a proposed project called Parc at Lake Wales.
